Abstract Continuations (Updates)

The Abstract is brought up to date by adding any new information recorded since the last certification or update.

Included in the continuation can be searches for:

  • Federal and state Tax Liens
  • Bankruptcies
  • Judgments against property Owners
    (Buyers will be done by request)
  • Current and Delinquent Real Estate Tax information

The cost of the continuation is based on the number of entries added to the Abstract and the number of names searched.

Assessment searches are done if requested for an additional fee.

Stub Abstract

A Stub Abstract is an Abstract that begins at a certain date which is requested by you and is continued to the present time. It includes all searches of an Abstract Continuation. It is generally used to combine two (or more) Abstracts that have been combined to one property.

Abstract Creation (New Abstract)

A new Abstract is recreated from an existing Abstract or from scratch. This process takes considerably longer to compile. The cost is based on the number of entries and whether or not there is an original Abstract to work from.

30/40 Year Tract Searches

This report includes a search back 30/40 years or greater for a good deed* and any vesting deeds to current. Also includes unsatisfied mortgages from the good deed forward. We provide full copies of documents and the plat (if applicable).

Assessment searches are done if requested for an additional fee.

Easements, declarations, covenants, and restrictions are not included unless requested.

*McLeod County Abstract & Title Services, L.L.C. defines a good deed as an arm’s length transaction, meaning an out of family deed followed directly by a mortgage.

Condition of Register (Torrens Property)

A Condition of Register contains the Certificate, legal description, copy of the Plat (if applicable) and copies of the memorials from the certificate, not including satisfied mortgages. The search will include the same name and tax searches as O&E’s, as stated above.

Assessment searches are done if requested for an additional fee.

Owners & Encumbrances Report (aka Tract with Open Encumbrances or O&E)

This report would include any deeds showing how the current owners acquired title, along with any open mortgages or liens. Also included, are 2 name searches for Judgments, State and Federal Tax Liens, and Bankruptcies, and search 1 Real Estate parcel for current and delinquent tax information.

We can customize this report to fit your needs. Ex: 24 month chain of title, 2 deed searches, etc.

Assessment searches are done if requested for an additional fee.

Tract Search

Tract Search from Specified Date

This report is a tract index report from a specified date (either provided or from our previous search). This would include every document filed against the legal description from the specified date to the verification date. The search will include the same name and tax searches as O&E’s, as stated above.

Assessment searches are done if requested for an additional fee.

Tract Update (within 6 months)

This report is similar to the Tract Search from Specified Date reports, but specifically within 6 months of our last report.

Assessment searches are done if requested for an additional fee.

Mechanic’s Lien

Mechanic’s Lien Only Search

This search generally starts with an Owner’s & Encumbrances report on a specific property, and then is searched from that certification date forward for any active Mechanic’s Liens. Does not include name or tax searches.

Mechanic’s Lien Update Search (within 6 weeks)

This is an updated Mechanic’s Lien Search within 6 weeks of our previous report. Does not include name or tax searches.

Name Search

We search for one or all of the following on names: Judgments, Bankruptcies, and Federal and State Tax Liens.

Copy Request (with or without information provided)

We look for the specific document you request. Charges will be based on the amount of information that is provided or if we have to research to find the document in question.
